To call the current site an eyesore would be an understatement. A CITGO gas station was abandoned by it's former owners. In the heart of Grand Blanc's main business district, it's plain old ugly. The city tried to get the former owners to clean it up, but they would not.
But a developer, A.F. Jonna, will clean it up and develop it into what's being called "Grand Saginaw Plaza". Artist renderings of the project have been released. Demolition of the gas station and a former travel agency could start as early as next month. A new 3 million dollar development will sit in it's place. So far, A.F. Jonna isn't releasing any details, preferring to wait until construction begins later this year.
Grand Blanc's City Manager Paul Brake says it will include a restaurant with some outdoor seating. It will have a liquor license. It will feature a "zero lot line", and will sit close to Saginaw Road near Grand Blanc Road. Since it's a Brownfield development, the money needed to pay for environmental cleanup, more than 800 thousand dollars, will be paid through property taxes by A.F. Jonna.
Grand Blanc Road will be extended into the parking lot of the development with a traffic light. It will be developed by the same developer that did the Starbucks nearby. It sits just across Old Bridge Road.
A.F. Jonna is also acquiring property behind the Starbucks. 14 new "condo-style apartments" will be built off Old Bridge. A site plan is expected to be considered next month.
